Renting in Canada
Rules for deposits, rent increases and notice differ by province. Use our rent affordability and rent increase calculators to plan, and confirm the rules with your provincial tenancy office.
What you need to know about finding and renting your first home in Canada.
Lease Agreements
Standard leases are typically 12 months. Read carefully before signing. Keep a copy for your records.
Deposits & Rent
Deposit rules are different in every province, so check your province's tenancy office before you pay. In Manitoba, for example, a security deposit can be no more than half of the first month's rent and must be returned within 14 days of the end of the tenancy if the landlord has no claim against it.
Tenant Rights
Landlords can't enter without notice. Rent increases are often regulated. Know your provincial tenant laws.
Finding Rentals
Use sites like Kijiji, Facebook Marketplace, and Padmapper. Visit in person when possible.
